Presentation and discussion of an important mixed-use development proposed in the Central Area.

The project proposal is for approximately 400 new units of housing on an “L-shaped” site between 12th Avenue on the west and Washington Hall on the east; between Fir on the south and Spruce on the north. This site was the subject of an earlier proposal that was the subject of much community discussion approximately six years ago. Although that proposal went through design review, development was not initiated. The current proposal is not using the previously approved design for the site.

This project is important for the Central Area. It will be one of the largest projects in the Central Area and an addition to an area of 12th Avenue that has recently seen several large projects. It involves the development of some 13 separate parcels, with three separate land use zones — NC-75 on the west near 12th Avenue, but then also NC-65 and LR3 to the east. (Four existing two and three story single family homes close to Fir Street are not part of this project.)
